If you, as a landlord is going to be absent from New Zealand for more than 21 consecutive days, you must appoint a New Zealand based agent and notify both the tenant and MBIE of the Agent’s details.

 APPRAISALS

  • Free appraisals based on current market data combined with area experience to maximise your rent while still obtaining a fair market rental.

MARKETING

  • Professionally market your property through Trade Me.

  • Property improvement recommendations to owner based on practical experience.

  • Effective and professional property viewings for prospective tenants. If your property is currently tenanted, all communication is handled in a professional manner according to the regulations set out in the Residential Tenancies Act 1986.

  • Minimise vacancy periods through fast online tenant viewing and booking systems.

TENANT SELECTION

  • Screening of prospective tenants using processes which help eliminate most potential problems that can arise. We have access to the best systems for application vetting and credit/background/reference checking through a tenant national database. We reduce the risk by selecting the right tenant from the outset and pride ourselves on finding the right person for the right home.

  • Dealing appropriately with unsuccessful tenants.

  • Creating a customised Tenancy Agreement with specific clauses where appropriate for each property and working within the RTA.

  • Signing of the Tenancy Agreement that has been produced in conjunction with one of New Zealand’s top Tenancy Law Specialists.

  • Collection of 2 week’s advance rent and 4 weeks Bond and lodging with the Tenancy Services Bond Centre.

  • Comprehensive initial property inspection report detailing the condition of your property prior to the tenant moving in, this includes our new 360 deg views of your property, inside and out, plus photographs of your property.

FINANCIAL

  • Collecting of all monies from the tenant (including upfront rent and bond) on behalf of the landlord and distributing these accordingly.

  • Landlord payments are made to landlords via electronic banking on either a twice a month or monthly basis accompanied by a monthly statement.

  • Monitoring rent payments on a daily basis using professionally designed property management software, outstanding monies are promptly pursued.

  • We have a zero tolerance rent & water arrears policy.

  • Payment of all property maintenance invoices on behalf of the landlord.

  • Processing of water invoices on behalf of landlord to tenant (at no cost to the landlord)

  • Processing of rates invoices on behalf of the landlord (at no cost to the landlord)

  • Providing a free annual income and expenditure report to the landlord for taxation purposes.

ON-GOING

  • Conduct first inspection one month after tenancy commenced, ensuring any teething problems are quickly identified.

  • Carry out regular property inspections (not less than four times per year) providing a copy of the current inspection report to the landlord.

  • Arrange (and paying) repairs and maintenance as necessary as authorised by the landlord, using qualified and approved trades people. Maintenance issues are promptly, efficiently attended to and have competitive pricing.

  • Providing annual rent reviews and rent adjustments accordingly, advising the landlord of these when undertaken.

  • Fixed Term Renewals

  • Assisting with insurance claims where necessary.

  • Providing after-hours service for emergency situations.

END OF TENANCY

  • Issuing Notice to Vacate, when necessary.

  • Conducting detailed outgoing inspection reports.

  • Processing of the tenant’s bond refund.

  • Re-letting the property after a tenant has moved out.

TRIBUNAL

  • Resolving tenant conflicts and attending Tribunal hearings if necessary. We have a sound knowledge of the Residential Tenancies Act and work closely with Tenancy Services to ensure the Act is adhered to.

OTHER

  • Ongoing education of legislation and legal requirements to professionally manage your property.

  • Knowledge and advise to assist owners of minor dealings to clarify if the minor dwelling can be rented under the RTA,

  • Local area knowledge and expertise.

  • Health & Safety knowledge.

Our Rental Management Authority is judged on performance and if you are not happy with our performance you can terminate the Agreement by giving one calendar month’s notice in writing.
