Changes to the Healthy Homes Act - all rental properties must be Healthy Home Compliant by 1 July 2025
So what does that mean for you?
If you looking to purchase a home, please also request a Healthy Homes Assessment to be completed as part of your due diligence.
If you are renting your current home, please arrange for a Healthy Homes Assessment.
New homes also require a Healthy Homes Assessment, as the Healthy Homes Act is higher than the Building Act (yes, we have seen brand new builds fail the Healthy Homes Act)
This enables you to know in advance of any work to be completed to be compliant.
With these new changes, your home must comply with all conditions under the Healthy Homes Act BEFORE we can place a tenant into your property.
Any landlord who does not comply with the standards under the Healthy Homes Act, can be fined up to $7,200.
All Tenancy Agreements include a Healthy Homes Compliance Statement.
Why was this Act introduced?
The Act was introduced to help stem health problems caused by under-insulated, old, damp or cold properties. The Standards are designed to achieve warmer, drier, healthier homes by providing clear minimum standards in all rental properties.
A lot of landlords and even builders are not aware that the Healthy Homes Act requirements are of a higher standard than the Building Act, this means the standards for your rental property can exceed the standards of your owner/ occupied home.
There are five separate standards within the Act that ensures every tenant lives in a warm, dry, and habitable home. The standards are:
Heating
Insulation
Ventilation
Moisture ingress and drainage
Draught-stopping
